Hotel FF&E and OS&E procurement usually stops at the guest room door. Back-of-house kitchen equipment for UAE hotels is sourced differently, and needs its own plan.
Commercial kitchen equipment for a UAE hotel's F&B operation is sourced differently from guest-room FF&E: it is specified by a kitchen designer or consultant against a menu and covers plan, fabricated in stainless steel to the exact footprint of the space, and usually installed by the same company that supplies it, not a separate installation contractor.
That is easy to overlook when a hotel project treats procurement as one undifferentiated FF&E and OS&E line item. Back-of-house kitchen equipment has its own supplier landscape, its own lead times, and its own failure points, and a property that plans it as an afterthought to the guest-room order usually pays for that in a delayed F&B opening.
Grade 304 stainless is the standard for most commercial kitchen fabrication and holds up fine in a normal indoor kitchen environment. Grade 316 adds molybdenum for better corrosion resistance and is worth specifying for equipment near a coastal or high-humidity exposure point, such as an outdoor or semi-outdoor F&B kitchen, a beach club galley, or anywhere salt air reaches the equipment directly. Ask a supplier which grade they are quoting; the two look identical on a spec sheet with the wrong price attached.
UAE commercial kitchen suppliers typically offer the full chain, design consultation against your menu and covers count, custom fabrication of the actual stainless runs, and installation, plus ongoing maintenance and spare parts. Using one company for all three removes a common failure point on a hotel project: a kitchen designed by one party, fabricated to slightly different dimensions by another, and installed by a third who discovers the mismatch on-site during a fit-out week that has no slack left in it.
Kitchen extraction is a building-services decision, not just an equipment purchase, and it needs to be finalised before the ceiling and MEP contractor close that section of the works. A hotel F&B kitchen supplier who is only quoting cooking line equipment, without asking about your extraction and ventilation plan, is leaving a coordination gap that the general contractor will not automatically fill.
Bring your kitchen equipment supplier into the conversation at the same stage as your MEP contractor, not after. Extraction routing, drainage points and electrical load all get harder and more expensive to change once the ceiling and floor are closed.
