Mono Supplies
Mono Supplies
FF&E Supplier for Hospitality
Mono Supplies equips independent hotels and serviced apartments with the furniture, fixtures and equipment guests actually notice. Sourced from our manufacturing partners, supplied across Cyprus, Greece and the Gulf.
What We Do
Mono Supplies is an FF&E supplier for the independent hospitality sector. We work with hotels, resorts and serviced apartment operators across the Eastern Mediterranean and the Gulf, equipping new openings and refreshing existing properties with the furniture, fixtures and equipment a room actually needs.
Our model is deliberately narrow. We do not sell to offices, we do not sell to private homes, and we do not pretend to be a full-service interior design studio. What we do is source, specify and deliver hotel-grade FF&E, from the kettle on the counter to the casegoods in the corridor, with the specification discipline a hotel project requires and the responsiveness an independent operator deserves.
That focus is the difference between an FF&E specialist and a generalist supplier. It shows up in the catalogue we curate, in how we cost a project, and in the fact that our team can read a brand standards document without needing it explained to them.
Definitions
FF&E stands for Furniture, Fixtures and Equipment. In a hotel it is the durable, depreciating layer of everything that goes into a guest room and back-of-house, distinct from the consumable supplies a property replenishes month to month.
FF&E
Furniture, Fixtures & Equipment
Beds, casegoods, lighting, kettles, minibar fridges, televisions, housekeeping trolleys, mirrors, hair dryers, wardrobes. The durable items that would, in principle, leave with the operator if the property changed hands. Capitalised and depreciated.
What Mono Supplies provides
OS&E
Operating Supplies & Equipment
Linen, towels, glassware, amenity bottles, slippers, printed collateral, cleaning consumables. The replenishment layer: ordered continuously, expensed rather than capitalised, and deliberately outside our core scope.
Outside our scope
What We Supply
Our public catalogue is a representative selection. If a hotel needs an item that is not listed, we source it through our manufacturing partners under the same supply terms.
Our Process
Five stages, each documented. No surprises on the invoice, no missing items on the manifest.
01
Specification
We start from your project brief (brand standards, room count, budget envelope, target opening date) and return a costed FF&E specification line by line. No mystery line items, no hidden margin on freight.
02
Sourcing
We place orders with our manufacturing partners in Europe and Asia. For stocked categories we draw from existing inventory. For made-to-order pieces we manage the factory relationship and quality control on your behalf.
03
Logistics
Consolidated shipping into Cyprus, Greece or directly to Gulf ports. We coordinate customs clearance, deliver to your project warehouse or site, and provide proof-of-delivery against the original line items.
04
Installation
For projects in Cyprus and most Greek islands we install in-room. For Gulf and continental European projects we hand over to your appointed installation contractor with a documented box-by-box manifest.
05
Aftercare
Warranty handling, replacement parts, and a route back to the same point of contact when something needs attention later. We measure success on repeat orders, not single transactions.
Who We Serve
Boutique and independent hotels. Properties in the 20 to 200 room range, often family-owned or founder-led. We are sized to be responsive on a single-property order without minimum-volume gymnastics.
Resorts. Coastal and island resorts across Greece, Cyprus and the Gulf with seasonal refresh cycles, peak-season durability demands and high housekeeping intensity.
Serviced apartments. Long-stay properties with kitchenettes, full FF&E packages per unit, and the specific durability profile that long-stay guest behaviour requires.
Small hotel groups. Three to fifteen property collections that want consistent specifications across the estate without paying for chain-level procurement overhead.
Not the right fit
We say no to these so we can stay good at the hotels and resorts we do serve.
Where We Ship
Cyprus is our home market. Greece and the Gulf are the majority of project work. We supply EU and Australian operators on a project-by-project basis.
Home market
Cyprus
Our base. Direct delivery and installation across the island, with long-standing relationships with hotels and resorts in Limassol, Paphos, Larnaca, Nicosia and Ayia Napa.
Southern Europe
Greece
Boutique hotels and resorts across the islands and the mainland: Santorini, Mykonos, Crete, Rhodes, Corfu, Athens and the Peloponnese.
Middle East
Gulf
Hotels and serviced apartments in the UAE, Saudi Arabia, Qatar, Bahrain, Kuwait and Oman. Consolidated shipping and coordination with local installation contractors.
EU operations
Continental Europe
Supplied through our EU-registered Cyprus operation, with regulatory and VAT handling consistent with any European supplier.
Why Mono Supplies
Independent operators only
We are built for boutique hotels, resorts and serviced apartments. We do not chase the volumes a chain procurement program demands, and we do not bury independent clients under chain pricing structures.
FF&E specialist, not generalist
Every product in the catalogue is selected for hotel operational reality: housekeeping handling, durability cycles, guest interaction, brand impression. We are not a general furniture wholesaler that happens to sell to hotels.
Cyprus-based, EU-registered
An EU supplier with the geographic and cultural reach to serve markets from Athens to Riyadh. European regulatory confidence, with eastern Mediterranean responsiveness.
Long-term partnership
Most of our revenue comes from second and third orders. We staff and price the business on the assumption that you will buy from us again.
Lead Times
Stocked categories (kettles, minibar fridges, basic housekeeping equipment, mirrors, hair dryers) ship within two to four weeks of order confirmation for Cyprus, Greece and the Gulf.
Made-to-order categories (custom upholstery, branded textiles, bespoke casegoods, signage) typically run eight to fourteen weeks from approved specification to shipment, depending on factory and finish.
Full new openings: properties launching from a shell. We recommend locking the FF&E specification at least sixteen weeks before planned opening for a 50 to 100 room property, longer for resorts above 200 keys.
Replacements and refreshes: operating properties replacing kettles, refreshing housekeeping trolleys, or upgrading televisions ahead of a season. These move on the stocked-category lead time.
FAQ
FF&E stands for Furniture, Fixtures and Equipment. It covers the movable items inside a hotel room and across operational areas: beds, casegoods, lighting, kettles, minibar fridges, televisions, housekeeping trolleys and the rest. FF&E is everything that would, in principle, leave the building if the property changed hands. It excludes the structure itself and built-in mechanical and electrical systems.
FF&E (Furniture, Fixtures and Equipment) is the durable, depreciating equipment a property runs on: beds, desks, kettles, televisions, housekeeping trolleys. OS&E (Operating Supplies and Equipment) is the consumable, frequently replaced layer: linen, glassware, amenities, slippers, in-room printed collateral. A new opening typically procures both at once; an operating hotel replenishes OS&E continuously and refreshes FF&E on a longer cycle.
Our published catalogue covers bedroom, bathroom, housekeeping, electronics (kettles, minibar fridges, televisions), desk and wardrobe items. The catalogue is a representative selection rather than the full scope of what we can source. If a hotel needs an item that is not listed, we source it through our manufacturing partners and ship it under the same terms.
Mono Supplies is built specifically for independent properties: boutique hotels, family-run resorts, serviced apartment operators and small hotel groups. We do not require the volumes a chain procurement program demands. Most of our clients order between 10 and 300 rooms' worth of FF&E at a time, and a meaningful share of our work is replacement and refresh rather than new opening.
Lead times depend on the mix of stocked and made-to-order items. Stocked categories (kettles, minibar fridges, basic housekeeping equipment) ship from our distribution network within two to four weeks of order confirmation for Cyprus, Greece and the Gulf. Made-to-order categories (custom upholstery, branded textiles, bespoke casegoods) typically require eight to fourteen weeks. We recommend locking the FF&E specification at least sixteen weeks before a hotel's planned opening.
Cyprus is our home market. We regularly supply hotels in Greece, the wider Gulf (UAE, Saudi Arabia, Qatar, Bahrain, Kuwait, Oman) and continental Europe through our Cyprus-based EU operation. We also serve hospitality operators in Australia. If you are outside these regions, contact us directly. We will give you an honest answer on whether we are the right partner for your project.
Yes. Specification compliance is a normal part of how we work. Bring us the brand standards document for the relevant flag (Marriott, IHG, Hilton, Accor, Wyndham, or an independent collection's own playbook), and we will return a costed proposal aligned to the listed specs, with substitutions called out explicitly where we recommend them.
Both, depending on what the property needs. For Cyprus and most Greek islands we offer full delivery and in-room installation. For Gulf and continental European projects we typically deliver to a project warehouse or directly to site and coordinate with the client's appointed installation contractor.
For first-time clients we generally require a deposit on order confirmation with the balance due before dispatch. Established clients move onto 30-day terms after the first successful project. For made-to-order categories with long production lead times, we use staged milestone payments tied to factory acceptance and shipment events.
We are an FF&E specialist for hospitality, not a furniture wholesaler that also sells to hotels. Our catalogue is curated for hotel operational reality: durability cycles, housekeeping handling, guest interaction, brand impression. Our reference projects are hotels and resorts, not offices or homes. And our team understands the difference between a 4-star resort, a serviced apartment and a boutique guesthouse without being briefed on it.
