Mainland or free zone changes what a UAE furniture supplier can actually deliver to your hotel. Here is what to check before you place an order.
Vetting a hotel furniture supplier in the UAE starts with one question most buyers never think to ask: which trade license do they hold? A mainland license, issued through Dubai Economy and Tourism or the equivalent authority in another emirate, lets a company sell and deliver directly to a hotel. A free zone license generally does not, unless the supplier also runs a mainland branch or works through a local distributor.
That distinction sounds like paperwork until it hits your opening schedule. A supplier who quietly routes every delivery through a third-party mainland distributor adds a link, a markup and a delay you did not budget for, and the first time most buyers discover it is mid-project.
A furniture supplier with a mainland trade license, issued via Dubai Economy and Tourism or the relevant emirate authority, can invoice and deliver directly to a UAE hotel, work with government-related developers, and open a retail showroom. Setup for a mainland furniture manufacturing license runs from roughly AED 14,500, against AED 12,000 to 20,000 for a comparable free zone license, so cost alone does not tell you which one you are dealing with.
Free zone companies, common in zones such as Dubai Industrial City and RAKEZ because of the industrial infrastructure, are built for manufacturing and export. A free zone company cannot sell directly to a mainland customer, including your hotel, without a mainland branch or an appointed distributor standing between you and the factory.
The second question is whether the company actually makes the furniture or resells someone else's stock. A manufacturer holding an industrial license and factory floor in a zone like Dubai Industrial City can adjust a headboard width, remake a damaged piece locally, or hold fabric in stock for a repeat order. An importer-only reseller depends entirely on the original factory's lead time and minimum order quantity for anything outside their current catalogue, including a damage claim replacement.
Neither model is automatically wrong. A reseller with strong local stock can beat a manufacturer on a small, fast order. But you should know which one you are buying from before you sign, not after a defective piece takes twelve weeks to replace instead of two.
A supplier who cannot name a UAE hotel they have delivered to in the last twelve months is not being modest. Ask directly, and be wary of an answer that stays vague on which emirate or which property.
