The real working window for a Greek off-season renovation is closer to four months than six, once closures, contractor scheduling and a fixed reopening date are all counted.
Most Greek hotel renovations happen between November and March, which means ordering FF&E by October at the latest for a mainland property and September for an island one, so delivery and installation land before spring reopening rather than competing with summer freight congestion.
Miss that window and a renovation does not just run late, it risks colliding directly with the same Mediterranean port congestion and ferry disruption that peak season brings, on a property that now also has a hard reopening date it cannot move.
Many smaller, family-run island properties close entirely after the season ends in autumn and do not reopen until the new bookings calendar starts, which sounds like a generous renovation window until the actual working months are counted. Allowing for the closure itself, contractor scheduling around the same tight period every other property on the island is also trying to book, and a hard reopening date tied to the following season's bookings, the real working window is closer to four months than six.
The mechanics of phasing a renovation without losing an entire season of revenue, zone sizing, sequencing delivery to phase completion, containing noise and dust, are covered in full in our general phased renovation guide. What is specific to Greece is the calendar it has to fit inside: a phased renovation timed against a soft, gradual close is a different planning problem from one timed against a hard November to March window with a fixed reopening date already sold to guests.
Work backwards from the reopening date, not forwards from the closure date. Confirm the reopening date is fixed before committing to a renovation scope, since scope that assumes a flexible reopening tends to expand until it no longer fits the actual window. Tell us your reopening date early and we will work the FF&E delivery timeline backwards from it with you.
Winter storms in the Aegean and Ionian regularly suspend ferry sailings for days at a time, a risk a mainland renovation simply does not carry. A renovation timeline built without a weather buffer treats the ferry leg as a fixed transit time rather than the variable one it actually is during the November to March window, which is also the stormiest part of the Greek sailing calendar. Building a week or two of slack around any island delivery scheduled for December through February is not excessive caution, it reflects how that route actually performs in practice.
