What is the actual formula?

A worked example

A 60-room hotel running 4 par on standard queen sheet sets needs 240 complete sets in circulation. At roughly 3 pieces per set (fitted sheet, flat sheet, one duvet cover, adjusted for your actual bedding configuration), that is 720 individual pieces to keep the property running without a stockout, before accounting for towels and bath linen, which typically run their own, usually higher, par level given faster daily turnover than bed linen.

Run the same property at 5 towels per room (bath, hand, face, bath mat and a spare) against a 5 par towel policy, and that adds a further 1,500 individual pieces. The full linen inventory for a mid-sized property routinely runs into several thousand individual pieces once bed linen, towels and any F&B napery are counted together, which is exactly why an accurate par level, not a rounded-up guess, has a real effect on both storage space and working capital tied up in stock.

What actually changes the right par level for a property?

• Laundry turnaround time is the single biggest factor. A slower cycle needs a higher par to avoid a stockout, full stop.
• Occupancy pattern matters more than room count. A resort with heavy weekend turnover needs more buffer stock than a steady midweek business hotel with the same number of rooms.
• Storage space is a real constraint, not just a formula input. A property without the back-of-house storage to hold a higher par level needs to solve that first, or accept a tighter laundry cycle as the alternative.
• Seasonal properties need a higher par during peak season and can run leaner in the off-season, rather than holding one fixed par level year-round.
• Housekeeping equipment and trolley capacity plays a role too. Par levels that look right on paper can still create a daily bottleneck if housekeeping trolleys cannot physically carry enough clean linen for a full floor round.
