Par level = rooms x sets per room x turnover factor, adjusted for your laundry cycle. Here is the formula and how to apply it to your property.
A linen par level is the number of complete linen sets a hotel keeps in circulation per room to cover what is on the bed, what is in the laundry, and what is in storage as a buffer. The working formula is: par level equals the number of sets needed in one full rotation, one on the bed, one in the wash, one in storage, adjusted up if laundry turnaround runs longer than a single day.
Most hotels run somewhere between 3 and 5 par for standard bed linen, depending almost entirely on whether laundry is in-house or outsourced, and how fast that turnaround actually is, not on room count or star rating.
Par level (sets per room) = 1 (on the bed) + 1 (in the wash) + safety stock, where safety stock covers the laundry cycle time and any buffer for stained or damaged items pulled from rotation.
A 60-room hotel running 4 par on standard queen sheet sets needs 240 complete sets in circulation. At roughly 3 pieces per set (fitted sheet, flat sheet, one duvet cover, adjusted for your actual bedding configuration), that is 720 individual pieces to keep the property running without a stockout, before accounting for towels and bath linen, which typically run their own, usually higher, par level given faster daily turnover than bed linen.
Run the same property at 5 towels per room (bath, hand, face, bath mat and a spare) against a 5 par towel policy, and that adds a further 1,500 individual pieces. The full linen inventory for a mid-sized property routinely runs into several thousand individual pieces once bed linen, towels and any F&B napery are counted together, which is exactly why an accurate par level, not a rounded-up guess, has a real effect on both storage space and working capital tied up in stock.
Bath towels turn over faster than bed sheets, often daily rather than per stay, so towel par levels commonly run a full point higher than bed linen par at the same property. Calculate them separately rather than assuming one par level covers both categories.
