Easter Sunday 2027 falls on 28 March. To have furniture, soft goods and electronics installed and snagged by then, custom case goods needed ordering by the end of August, custom upholstery by late September, and curtains by late October. Stock items still have until December or January. This article gives the dates by category and a recovery plan if you are already behind.
A winter refurbishment has one fixed date and a set of lead times that do not move. The calendar is generous until about now, then unforgiving. Most properties that miss a spring reopening do not fail on one big order, they fail on three or four decisions that each slipped by a few weeks.
What date should you plan back from?
Plan back from the day goods are on site, not the day the hotel opens. The working rule in our FF&E lead-time timeline is that final installations start four weeks before opening, with the snagging list opened at the same point. For Easter 2027 that puts the landing deadline at 28 February 2027, which is just under 22 weeks from today (29 September 2026).
Four weeks is enough for a soft-goods refresh. It is not enough for a full room refurbishment where beds, casegoods and curtains all arrive in the same fortnight, because installation, cleaning and the pre-opening punch list each need their own days. If you are refurbishing every room, add a week.
FF&E order deadlines for an Easter 2027 reopening
The ranges below take the published lead times for European production, add two to four weeks for shipping, customs and delivery scheduling, and count back from 28 February. "Order by" uses the slow end of each range, so it is the date you can rely on. "Best case" uses the fast end and assumes nothing goes wrong.
- Custom case goods (wardrobes, bedside tables, headboards), 16 to 26 weeks landed: order by 30 August, best case 8 November
- Custom upholstered furniture, 14 to 22 weeks landed: order by 27 September, best case 22 November
- Curtains, blackouts and soft furnishings, 10 to 18 weeks landed: order by 25 October, best case 20 December
- Custom embroidered or woven linen, 12 to 18 weeks landed: order by 25 October, best case 6 December
- Mattresses and bed systems, 8 to 14 weeks landed: order by 22 November, best case 3 January
- Stock case goods, 8 to 14 weeks landed: order by 22 November, best case 3 January
- Stock towels, robes and linen, 6 to 12 weeks landed: order by 6 December, best case 17 January
- Bathroom hardware and accessories, 6 to 12 weeks landed: order by 6 December, best case 17 January
- Kettles, hair dryers and televisions, 4 to 8 weeks landed: order by 3 January, best case 31 January
What if the custom deadlines have already passed?
Two categories sit behind the line today: custom case goods and custom upholstery. Both can be recovered, but not by ordering the same specification later and hoping.
- Switch the passed categories to stock. Stock case goods land in 8 to 14 weeks against 16 to 26 for custom, which moves the safe order date from August to late November. Our stocked lines ship within two to four weeks of order confirmation to Cyprus, Greece and the Gulf, and you can browse the bedroom catalogue to see what is available without a made-to-order wait.
- Split the refurbishment. Open on time with new soft goods, mattresses and bathroom items, and schedule the case goods for the next quiet window. The mechanics are in phasing a renovation room by room.
- Ship in lots, not one consolidated container. Consolidating to save freight commonly delays the slowest single item by two to four weeks. On a fixed date, pay the extra freight.
- Lock the specification by 6 December. Our own guidance is to freeze the FF&E specification at least sixteen weeks before opening. For 28 March that is 6 December 2026, and after that date every change is a schedule risk.
Does Orthodox Easter change the plan?
It can. Orthodox Easter in 2027 falls on 2 May, five weeks after the Western date. A Greek or Cypriot property that targets the Orthodox holiday, and does not need to be open earlier for Western tourists, can shift every date in the list five weeks later. The custom case goods deadline moves from 30 August to 4 October. Properties that depend on Western European Easter traffic should not use the later date, because their guests arrive five weeks earlier.
Easter 2027 reopening: quick answers
Western Easter Sunday in 2027 is 28 March. Orthodox Easter Sunday is 2 May 2027, five weeks later. Hotels in Greece and Cyprus often plan around the Orthodox date for local demand, but properties selling to Western European tourists usually need to be open by the earlier one.
