Why a Cyprus resort should run two separate ordering timelines, one for pre-season OS&E and one for off-season FF&E, and how to plan around both.
A seasonal resort in Cyprus should place two separate kinds of order, on two separate timelines. Restock OS&E, linens, amenities, in-room electronics, in the six to eight weeks before the season ramps up, because every resort on the island is ordering the same categories at once and suppliers get busy. Save heavier FF&E work, casegoods, bathroom refits, anything that closes a room, for the low-occupancy months when a floor can actually go dark without losing revenue.
Getting the two timelines backwards is the single most common ordering mistake a seasonal Cyprus property makes: rushing a room refit into April because the season is close, or discovering in March that the linen order everyone else already placed has pushed the supplier's lead time out past opening day.
Coastal resort properties in Ayia Napa, Protaras and much of Paphos see occupancy swing hard across the year: low season sits around November, high season around April through September. A city-business property in Limassol or Nicosia buffers that swing with corporate and MICE trade, but a beach resort does not have that cushion. That gap is exactly why the two-window approach matters more here than it would for a year-round property: there is a real closed period to use, and a real opening date that does not move.
Linens, guest amenities, kettles and minibar consumables are the categories that get consumed hardest across a full occupied season, and they are also what every other resort on the island is reordering in the same six-week window ahead of Easter. Placing that order early, ideally by February for an April opening, avoids competing for the same supplier capacity as every other property on the island in the same fortnight.
Casegoods, bathroom fittings and anything that requires a room to be physically closed belong in the November-to-March window, not squeezed into the fortnight before opening. Work backwards from your opening date, not forwards from when you feel ready to order. Made-to-order casegoods and custom upholstery can run eight to twelve weeks from confirmation to delivery, so a November closure aimed at an April reopening needs the order placed in the first weeks of the off season, not partway through it. Leave the ordering decision until January and the window that looked comfortable in November has already halved.
Do not order FF&E on the same six-week pre-season timeline as your OS&E restock. Casegoods and fittings need a closed room and a supplier who isn't buried under every other resort's linen order at the same time. Push refurbishment work into the off season instead.
Yes, and it's worth planning around. Ayia Napa and Protaras run the sharpest leisure-only curve on the island, with the deepest low season and the hardest pre-season order spike. Paphos runs a similar but slightly softer pattern. Limassol and Nicosia carry meaningfully more year-round business and city trade, which means less urgency to compress everything into a single spring order and more flexibility to spread FF&E projects across the calendar.
